General terms and conditions

The following terms and conditions govern the contract between the tenant and GmbH, Baarerstr. 112, 6300 Zug, Switzerland.

1. Subject matter of the contract
The terms and conditions present govern the legal relationship between the customer and «Anstatthotel» as lessor of apartments and flats.
If «Anstatthotel» acts as a broker for touristic offers of third parties (houses, flats, flights, ferries, cars, etc.) the general terms and conditions of the latter apply.

2. Conclusion of contract
Please read our general terms and conditions carefully so that you are informed about your and our rights and obligations. With your registration these conditions become the basis of the rental agreement agreed between you and the administrator/lessor.

3. Payment
In order for the booking to become legally binding, payment must be made within 10 days. Late payments or non-payment is considered as withdrawal and entitles to lease the object to other parties. Credit card payments will be debited immediately upon booking. As soon as the credit note has arrived, you will be informed about the key code via e-mail or SMS in good time before your arrival.

4. Liability
We are not liable for any influence of force majeure on the rented property, such as strikes, wars, earthquakes, customary power and water outages, storms. If the use of the rental property is not possible due to force majeure and no replacement property can be procured, liability shall be limited to a maximum of the agreed balance payment.

5. Obligation to cooperate
The tenant is requested to check the inventory of the rented property upon arrival and to report any defects to the owner/manager within 24 hours so that remedial action can be taken. All other complaints about the rental object also have to be reported to the owner/manager immediately. Subsequent complaints will not be considered. The tenant must treat the accommodation and the inventory with care and is obliged to report all damage caused by him during his stay to the owner/manager and compensate them. Smoking is strictly prohibited throughout the house.

6. Occupancy
The rented property shall only be occupied by the intended number of persons (Children and infants included). Additional persons may be refused by the manager or billed separately.

7. Withdrawal – rebooking
The withdrawal by the applicant must be made in writing.
The date of receipt is decisive.
The following withdrawal fees will be charged from the rental price:
» up to 31 days before the start of the rental period: 0%.
» less than 30 days before the start of the rental period: 100%.

In consultation it is possible to provide a replacement tenant with the same rental conditions.
The processing fee for a rebooking or a cancellation is CHF 100,00.
We recommend that you have cancellation protection insurance.

8. Price changes
“Anstatthotel” reserves the right to adjust prices accordingly in the event of new, newly introduced or increased generally binding fees or charges, such as government-imposed price increases (e.g. VAT), changes in exchange rates, which were not known at the time of publication or booking to adjust prices accordingly in the event of new, newly introduced or increased generally binding fees or charges, such as government-imposed price increases (e.g. VAT), changes in exchange rates, which are not yet known at the time of publication or booking, etc. If the price increase exceeds 10%, the customer can withdraw from the contract free of charge within 5 days.

9. Miscellaneous
After payment of the invoice you will be informed of the key code. With this code you can move into the booked apartment no earlier than 4 p.m.
The apartment must be vacated no later than 10 a.m. on the day of departure in order to allow careful cleaning and inspection. Pets may only be brought in with the written consent of “Anstatthotel”.
Any extraordinary additional costs will be settled with the lessor or the key holder on the spot at the end of the stay and must be paid in cash.
Bookings that are less than 30 days in duration can only be paid in advance or by credit card. Bookings longer than 31 days can be paid in advance by bank standing order or quarterly or monthly. Other means of payment will only be accepted after prior agreement.
